Dearham Parish Housing Need Survey (August 2005)

Conclusion

Of the 15 households who completed Part 11 of the form, 9 were found not to fit the criteria of being in genuine housing need in Dearham for the following reasons:

 

1 household is living in a Housing Association property and is adequately housed for their needs.  They state that they want to change tenure and buy their own home.  Unfortunately, although the respondent wants to own their own home they do not have the resources to do so and even shared equity is not possible as they have no savings.

 

2 households are owned with a mortgage.  Both have been judged to have sufficient capital to move and meet their own needs on the open market.

 

2 households are owned outright and both have been judged to have sufficient capital to move and meet their own needs on the open market.

 

1 household owns their home outright but it appears from the form that one family is living with their Parents / Grandparents and need to be rehoused.  They state that they could afford a home somewhere in the region of £70,000 to £100.000.  They state that they need a three bedroomed house but in reality they really only need a two bedroomed home and could manage to purchase a home in Dearham for that price.  They also have some savings.

 

1 household requires smaller accommodation.  The household are farmers, currently trapped by having land but unable to build on it.  The parents want to move out to free up the house for their son and his family.  However, from the equity they state they have they have been judged to have sufficient capital to move and meet their own needs on

the open market.

 

1 household states that they need larger accommodation but have failed to complete the form for a judgment to be made.

 

1 household lives in a Housing Association property and needs a larger home.  Although they do not need a 3 bedroomed house at the present moment, that is what they have stated they want.  They want to move into a shared ownership home.  Unfortunately they have no savings to turn their dream into reality.

Recommendations

Therefore 6 households were found to be in genuine housing need to live in the parish.
