Dent Parish Housing Need Survey 2009

Dent Parish Housing Needs Survey - October 2009

In October 2009, Cumbria Rural Housing Trust, commissioned by South Lakeland District Council, conducted a Housing Needs Survey in Dent Parish with the purpose of identifying the need for affordable housing.  This report details the information derived from the survey responses.

The survey work undertaken at local level provides information for Parish Councils/Meetings regarding the housing needs of their community and is essential evidence for South Lakeland District Council as the Housing Authority, Yorkshire Dales National Park planners, Registered Social Landlords and developers to establish if there is a need for affordable housing.

Copies of the findings of the survey are distributed to Dent Parish Council, South Lakeland District Council, & the Yorkshire Dales National Park, and are placed on the Cumbria Rural Housing Trust web site.

The Survey

444 survey forms were delivered by hand to the households and businesses of the parish of Dent (100%), with a return date of 5th October 2009.  143 households returned their completed forms.   This is a return rate of 32.2% which is above the average 30% return rate for this type of survey in Cumbria since the beginning of 2003.  The relatively high percentage of non main residences within the parish may be a contributory factor to the return rate.  Cumbria Rural Housing Trust expresses its thanks to the Parish Council and others in the community for their work to promote the survey.

Of the returned forms, there were 22 responses saying that either the whole household or someone living within the household wished to move within the parish in the next 5 years. One form gave a multiple need, giving 23 potential households in need.

See Appendix 1 for the criteria used to determine whether a household is in need.

Housing Need

There were 23 survey responses indicating a housing need and of these, 9 households were assessed in need of affordable housing within the next 5 years in the parish of Dent. The main need is for rented accommodation.

Of the 23 households indicating a need, none stated that they were registered on the Local Authority and/or a Housing Association or other waiting list.

For details of current household types of those in housing need see attached full housing need survey, page 4.

It is considered that the remaining 14 responses did not fit the criteria for being in need of affordable housing within the parish in the next 5 years.
